How it works.

Once the investor and Titan Property Investments have agreed to enter a project together and once a suitable property is secured, the investor will provide the necessary funds to purchase the home and complete the required renovations. Representatives of Titan will ensure that the work to convert the property into a multi residential home is done accurately, in a timely manner, and in the most cost effective way possible. 

Once the renovations are complete and the property is now a registered multi unit dwelling, an appraisal and refinance will occur on the property and the investor will receive a portion of the original money put out back to them.

When the time comes at the mortgage renewal, and at the discretion of the investor, another refinance can occur in order for the investor to receive back the remainder of the initial money put forth. All original investment money put up by the investor is paid back before any profits are dispersed. 

Titan Property Investments handles and manages everything for the length of time the property is owned including repairs, tenants, and anything else associated with the home.

FIND A SUITABLE PROPERTY

Titan Property Investments will find a property they deem suitable for the creation of a multi residential home.

NEGOTIATE AND SECURE THE PROPERTY

Once a property has been found, Titan Property Investments will offer, negotiate and secure the property for the investor.

ASSIST WITH SECURING A MORTGAGE IF NECESSARY

Titan Property Investments have access to mortgage professionals and will assist the investor in obtaining a mortgage if necessary.

SUBMIT DRAWINGS REQUIRED FOR PERMITS

Titan Property Investments with complete the drawings required by the township and submit them accordingly for the creation of the legal second suites.

HIRE, MANAGE, AND WORK WITH CERTIFIED CONTRACTORS

We have worked with, and have access to professional contractors in all trades to complete the work in creating the legal second suite in a timely and cost effective manner.

PLACE TRIPLE ‘A’ TENANTS IN THE UNITS

We conduct open house on the units and screen any and all applicants by requiring certain documentation and conducting thorough checks.

ASSIST WITH REFINANCE

Titan will assist the investor in refinancing the property after it becomes a legal multi residential home in order to get the investor as much money back as possible

HANDS ON MANAGEMENT OF PROPERTY

Titan Property Investments does all management of the properties to ensure everything is looked after as quick as possible and in a cost effective way. We do this as we have a vested interest in the property and find it very important to take a hands on approach

How Wealth Obtained

NATURAL APPRECIATION OF THE ASSET

Once the property becomes an income producing property it has escalated in value. That notwithstanding, the natural appreciation over time will occur on the asset. In this type of investment the longer it is held, the better, however even short term investments will see a rise.

RENTAL INCOME/CASH FLOW

Once the property is converted into a multi residential home, it will produce a positive cash flow on a monthly basis. As time goes on this monthly profit will grow and the cash flow becomes higher.

MORTGAGE PAY DOWN

With each mortgage payment a portion is paid to the principal meaning that number begins to decrease. With every payment the investor is essentially earning half of that principal as a profit

Where will the investor get the money to invest?

There are many ways for an investor to come up with the money. Some people may have savings or a line of credit they can use. Another way is that if the investor has equity in their primary residence they can refinance that and use that money.

What types of properties does Titan look at to invest in?

Titan will look at any type of multi residential property if it is deemed to be a profitable investment. That may involve turning a single family home into a multi residential home or finding one that is already complete.

How much money is required to invest?

The amount of money will differ between projects and will also depend on how much the investor has or wants to invest.

Who deals with tenants?

Titan Property Investments deals will all tenants.

Who deals with any issues related to the property both during renovations and after?

Titan Property Investments will handle all property related items.

As an investor how long before money is returned?

A portion of the initial investment should be returned within the first 90-120 days after the beginning of the renovations. The remainder if the investor chooses to refinance again at the first renewal term of the mortgage (usually 5 years)
